PRE-REDEVELOPMENT AUDITS


A Pre-Redevelopment Audit (PRDA) is a tool for understanding whether existing buildings, structures and materials can be retained, refurbished, or incorporated into a new development. 

Reusefully can provide an expert PRDA on a building or site which will support the developer and project team when seeking to understand the justification of different design options for proposed built assets and associated estate infrastructure. 


This will be based on the four circular economy design approaches will be explored as a minimum:

  • Demolishing and recycling
  • Disassembling and reusing
  • Partially retaining and refurbishing and
  • Retaining and retrofitting


The audit will be conducted in relation to the existing, in-use assets, and based on a site visit, and cover existing buildings, structures or hard surfaces on the site. Note, there is no scope for an intrusive investigation with PRDAs.


A retention options evaluation will be provided, which will provide a commentary on the following options as per the design approaches explored by the team (and 4 circular economy design approaches):


  • Light refurbishment (retain and retrofit)
  • Deep retrofit (retain and retrofit)
  • Hybrid retrofit and new build (partial retention and refurbishment, options to reuse and recycle)
  • New build (disassemble and reuse vs. demolish and recycle)


Discussions and/or further information from the design/engineering team may be required to help develop this retention options evaluation. It may be useful to schedule a workshop to present initial results and then refine with the appropriate input from the wider project team. 


Note that additional information is usually required to form part of the PRDA such as any technical condition survey that has been undertaken, any occupancy studies and community consultation and similar studies, and whole life carbon assessment and optioneering of the proposed designs.
